The problem

Good homes lose money to average photos.

A buyer decides whether to click your listing in about two seconds, on a phone, in a scrolling feed. That decision is made almost entirely on the first image, and most listings in this country are still carried by a rushed set of handheld shots taken between appraisals.

Hiring a photographer fixes it, but it costs several hundred dollars a listing, needs booking days ahead, and dies the moment the weather turns. So the photos go up as they are, and the property carries that handicap through the entire campaign.

A vacant room is the hardest thing to sell. Furnish it and the buyer can finally picture living there.

This is not only an agent problem. A private seller listing their own home, a host putting a bach on Airbnb, a landlord advertising a rental on Trade Me: all of them are competing for the same two seconds of attention, and almost none of them are going to pay $500 for a photographer to do it.

Image enhancement

This is the core of the work and the part that changes a listing most. Phone cameras get one thing badly wrong indoors: they cannot hold both a bright window and a dim room in the same frame, so you end up with a blown out window and a muddy interior. We rebuild the exposure so the room reads properly and you can still see the view.

Everything else follows from there. Lens distortion is corrected so the walls stand up straight, colour is graded to one consistent look across the whole set so the listing does not lurch from warm to cold as a buyer scrolls, and the small things that pull the eye are removed.

Cinematic walkthrough video

From $199 a listing

Not a slideshow with a Ken Burns pan on it. We build depth from each still so the camera appears to move through the space with real parallax, the way a gimbal shot does. It is cut to a music bed, graded to match the image set, and paced slowly enough to read on a small screen.

You get it in both orientations, because the portal wants landscape and the feed wants vertical. Listings with video get materially more engagement on every major platform, and most agents in this country still are not running it because of what it costs to book.

Virtual staging

From $55 a room

An empty room is the hardest thing in property to sell, because a buyer standing in a bare space cannot judge scale. They cannot tell whether their sofa fits, whether the dining table works, or which wall the bed goes on. Staging answers all three questions in one image.

We furnish to a style that suits the property and the buyer you are aiming at, and we scale the furniture to the actual room dimensions rather than dropping in a stock sofa that makes the room look bigger than it is. Every staged frame carries a clear label.

Market rate: Digital staging in New Zealand typically runs $40 to $80 a room. Physical staging is an entirely different order of cost, commonly $2,000 to $5,000 for a six week furniture hire on a full house.

Twilight and sky work

From $35 an image

The dusk shot is consistently the strongest image on a property listing, and it is also the most expensive to shoot for real. The photographer has to come back to the property and work inside a twenty minute window when the sky and the interior lights balance, which means a second call out fee and a night that suits the weather.

We build it from a daytime exterior instead. The sky is replaced with a matched dusk sky, the interior lights are warmed and lit through the glazing, and the landscaping is lit to match. Shadow direction stays physically consistent, because a dusk shot with midday shadows fools nobody.

Studio figures are advertised starting rates from New Zealand real estate photography providers as at August 2026 and rise with property size. They are a fair reference point, not a quote for any particular job. The Renvue one-off column uses The Full Listing at $299, which covers stills, video and two staged rooms. The Portfolio figure is that plan divided across its eight included listings. We do not offer aerial or drone work, so where a listing needs it, keep your photographer for that one shot.


Questions

The things people actually ask.

My vendors pay for marketing. Why would I take a subscription?

This is the first question every agent asks, and it is the right one. Two things happen in practice.

You recharge it. Photography and video are standard itemised line items in a vendor’s marketing schedule at market rate. You keep charging what the market charges and keep the difference, which on a Portfolio plan is roughly $300 a listing.

Or you do not charge it at all. Walking into an appraisal able to say that professional photography and a cinematic video are included at no cost to the vendor is a listing winning line, and it costs you $225 instead of $549.

Is this AI? Do I have to tell anyone?

Yes, it is AI assisted, and we are straightforward about it. Enhancement work such as exposure, verticals, colour and decluttering is the same work a retoucher has always done, just faster.

Virtual staging is different, and we label it. Every staged image is delivered with a clear virtually staged caption, and we will never add, remove or alter a structural feature of a property. No widened rooms, no removed power poles, no invented views. Anything that would misrepresent what a buyer is actually purchasing, we will not do, even if you ask.

You remain responsible for your own compliance with the Real Estate Authority’s rules and the Fair Trading Act. We build our deliverables so that is easy rather than risky.

I am not an agent. Can I still use you?

Yes, and a lot of our work is exactly that. Private sellers, Airbnb and Bookabach hosts, Trade Me rental listings, property managers and boutique accommodation all use the one-off pricing above with no plan and no commitment.

For hosts, the Host Pack at $149 is the usual starting point: your existing photos brought up to standard, plus a vertical video for Instagram.

What do I actually have to send you?

Photos from your phone. A modern iPhone or Android is more than enough resolution. One or two shots per room, taken from a corner, held level, curtains open and lights on.

We send a one page shot guide when you start. Most people get the hang of it on their first property.

How fast is it really?

24 hours on Portfolio and Office, 48 on Listing, counted from when the photos land rather than from the next business day. Send at 4pm Tuesday and it is back Wednesday afternoon.

Same day is available on Office, and on other plans for an urgent fee where our queue allows.

Am I locked in?

No. Month to month, 30 days’ notice, cancel by email. No setup fee and no minimum term.
